Epoxy vs flake vs polished concrete garage floors

Epoxy coatings give a seamless, colourful, chemical-resistant garage floor that is easy to clean. Flake floors are epoxy with decorative vinyl flakes and a clear topcoat, which hides dirt, adds grip and is the most popular choice for Gold Coast garages. Polished or grind and seal concrete has no coating to peel, but shows oil stains more easily. All three depend on proper diamond grinding first.

Preparation decides everything

Coatings fail when they don’t bond. Every floor is diamond ground to open the surface and remove laitance, old paint and contamination. Cracks and holes are repaired. Skipping or rushing this step is why some DIY coatings peel within months.

Epoxy coatings

A solid-colour epoxy gives a clean, bright garage that reflects light. It resists oil, fuel and most chemicals, and cleans with a mop. Smooth epoxy can be slippery when wet, so we can add a fine anti-slip grit to the topcoat.

Flake floors

A flake floor starts with an epoxy base coat. Coloured vinyl flakes are broadcast into it, then the excess is scraped back and a clear topcoat seals it. The flakes hide dust and tyre marks and give a light texture underfoot. A UV-stable topcoat such as polyaspartic resists yellowing if the garage door is often open to the sun.

Polished and grind and seal

If you prefer the look of concrete, grinding and polishing or grind and seal gives a durable floor with nothing to peel. It doesn’t resist oil as well as a coating, so a guard or sealer is used and spills should be cleaned up quickly.

Moisture in the slab

Moisture rising through a slab can lift coatings. Older slabs without a vapour barrier, and slabs below ground level, are tested before coating. Some situations need a moisture-tolerant primer.

How long does a flake garage floor last?

With good preparation and a quality topcoat, a flake floor lasts many years in a home garage.

How soon can I park on a new coating?

Usually within a few days, depending on the products and temperature. We give exact timing at handover.

Can you coat a new slab?

Yes, once it has cured. New concrete generally needs about 28 days before coating.

Will hot tyres lift the coating?

Hot tyre pickup affects some cheap coatings. Proper grinding and quality coatings resist it.
